And the best part is that it's a whole island... inhabited by penguins. According to the BBC, Pebble Island, located in the Falkland Islands, is officially going up for sale now that the current owners want to move on.
The 20-mile-long and 4-mile-wide island is currently owned by Sam Harris, great-great grandson of the original buyer, John Markham Dean, who bought the island back in 1869 for only £400 (about $505 USD).
In addition to five different species of penguins, the island is also home to sea lions, 42 species of birds, 6,000 sheep, and 125 cattle, according to the BBC. The variety of wildlife aside, the island is made up of mountains, lakes, a pebble beach, a few lodges built for tourists, and a former army base. The island has been named an International Bird and Biodiversity Area (IBA), the BBC reported.

It is... cold.. yes.. and I personally wouldn't want to be on the cycle to "man the fort" for a cycle but it does perhaps have some profit potential for a "Set it and forget it" type of deal where you set some stuff up.. leave it alone for a few years.. and come back and harvest it. other potentials could be technological.... remote access servers and hardware. if nationhood is possible.. lenient rules for things that are illegal elsewhere can be a feature.
Just a suggestion. The silver towns in Australia would be good to get but not much nationhood potential.

Also should add that we should try to squire all the land that is habitable withoit the need of clothing or fire since that is where our bodies seem to be designed for and should we ever slip back to the cave days those areas would be a huge advantage over anywhere that gets cold ever
